Simply put, a Domestic Energy Assessor is a property professional focussing upon the carbon footprint of residential property. Since there is no longer any scientific doubt about global warming and the impact our use of energy has upon the environment, the Government have taken the initiative to help homeowners to understand what they can do to conserve energy and reduce Carbon Dioxide emissions.

What does this mean in practice? Well, from December 14th 2007, all residential properties which are put on the market will need to have an Energy Performance Certificate as part of a Home Information Pack. Only licensed Domestic Energy Assessors and Home Inspectors are able to provide this service and it is a legal requirement that they be a member of a Government accredited certification scheme with full Professional Indemnity Insurance cover, regular monitoring and service auditing. We are able to provide this service directly to Homeowners or their representatives (Estate Agents, Solicitors etc).

Energy Performance CertificatesTop ^

The Government have recently announced that energy conservation is a major policy issue. Indeed, all 3-bedroomed homes (and above) are now required to have an Energy Performance Certificate (EPC) as part of a Home Information Pack (HIP) whenever they are put up for sale. From December 14th this will include all homes.

The Certificate. Tells you how energy efficient the home is on a scale of A-G. The most efficient homes (with the lowest running costs) are in Band A.

It also tells you about the impact the home has on the environment. Better rated homes should have less impact through Carbon Dioxide emissions.

Recommendations are made about ways to improve the home's energy efficiency to save you money and help the environment.

Home Information PacksTop ^

All homes with 3 or more bedrooms are now required to instigate a Home Information Pack (HIP) when marketing is undertaken. From December 14th this will include all homes. The Home Information Pack (No 2) Regulations 2007 set out the provisions on the compulsory (required) and optional (authorised) content of the pack.

The required documents are:

  • Home Information Pack Index
  • Energy Performance Certificate
  • Sale Statement
  • Evidence of Title
  • Local and Drainage & Water searches

Additional information for leasehold and commonhold sales where appropriate

The authorised documents include:

  • Home Condition Report
  • Home use/contents form
  • Legal Summary
  • Other Searches

Sellers can use authorised documents to top up their packs to include additional material judged to be of interest to buyers.
